CasaAlpha Deals is an information service. We help you find and compare homes, but we don't sell them, we don't give advice, and we're not part of any sale.
Everything on the site is our opinion, not fact and not advice. That includes ratings, scores, valuations, costs, repair and rent estimates, returns, tax notes and court-report summaries. It can be wrong, incomplete or out of date.
Don't rely on it on its own. Check it yourself and get independent advice from a lawyer, surveyor, and tax or financial adviser before you make an offer, bid, borrow or sign anything.
Any decision to buy, bid, borrow or pay a deposit is yours alone, and so is the risk.
We are not an estate agent, auctioneer, lender, mortgage broker, surveyor, solicitor, lawyer, notary, tax adviser or financial adviser, and we are not authorised or regulated by the Financial Conduct Authority or any equivalent body.
We are not the seller, the seller's agent, or a party to any sale, and we are not affiliated with the courts, government bodies, lenders or receivers whose sales we show. The contract for any home is between you and the seller.
Nothing on the site is a recommendation, an offer, or an invitation to buy or sell any property, investment or financial product.
Listings come from official notices, licensed data providers and sellers. We don't inspect properties or check every detail. Information can be incomplete, out of date, or wrong at source, and homes can be sold, withdrawn or postponed without notice.
Machine translations are provided for convenience. Where a notice was published in another language, the original is the legally binding text.
Photos marked 'illustrative' do not show the actual property. Locations shown before you unlock are approximate.
Exchange rates, cost estimates and tax figures are indicative and change. They don't include every cost that may apply to you.
Deal ratings (Strong, Good, Fair, Take care), deal scores, 'How sure we are', 'room to negotiate', running-cost estimates and area information are automated opinions produced by our model from the data available. They are not a valuation, survey, legal opinion, or advice on whether to buy.
A good rating doesn't mean a home is free of problems, and a low one doesn't mean it's a bad purchase for you.
Our court-report summaries are produced automatically and can miss or misread things. Always read the full court documents and get legal advice before bidding.
The 'Before you buy' section gives rough guides: which debts may pass to you, whether anyone lives in the home, what work might cost, what the home might be worth afterwards, what rent it might earn, your possible return in your own currency, and tax points for owners who live abroad.
They are our opinion, worked out from general rules of thumb, typical prices and the information in the listing. We haven't seen the home, and we don't know your circumstances. They are illustrations, not forecasts, quotes, valuations or promises of any return.
Real repair costs, rents, empty months, exchange rates and taxes can be very different, and you can lose money. Exchange rates can move against you. Tax rules change and depend on where you live.
They are not legal, tax, investment or financial advice, or a recommendation to buy. Get builders' quotes, a survey, a local letting agent's rent estimate, and advice from a lawyer and a tax adviser before you rely on any figure.
Repossessed, bank-owned and court-sale homes are usually sold as seen, sometimes quickly and with little information from the seller. Risks can include hidden defects, someone still living in the property, debts or charges that pass to the buyer, planning problems, and, at auctions, losing your deposit or being bound to complete once your bid is accepted.
Always get a survey or inspection, legal advice on the title and sale conditions, and a mortgage decision (if you need one) before you commit.
Surveyors, lawyers, lenders, currency-transfer firms and other partners shown on the site are independent businesses. Their services are provided under their own terms, and they are responsible for them. We may be paid if you use them; see How we make money.
Links to other websites, including our sister service Reloca8 and official court and government portals, are for convenience. We aren't responsible for the content or availability of sites we don't run.
We provide the service with reasonable care and skill. Apart from that, and to the extent the law allows, the service is provided 'as is' and 'as available', and we don't promise that it will be uninterrupted, error-free, or that any home is suitable for you.
Because the information is our opinion and you're told to check it, you agree not to rely on it alone. We are not responsible for losses that come from decisions you make about a property based on information on the site, including buying, bidding, paying a deposit, borrowing, or not doing so, or from the acts or omissions of sellers, agents, courts or partners.
If you use the service for business purposes (for example as an investor, developer or company), we are not liable for loss of profit, business, revenue, opportunity or goodwill, or for any indirect or consequential loss.
Otherwise, and where the law allows, our liability to you for any claim connected with the service is limited to the membership fees you've paid us in the 12 months before the claim.
Nothing in this disclaimer limits or excludes liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or any other liability that cannot be limited or excluded by law.
If you're a consumer, nothing here affects your legal rights, including your rights under the Consumer Rights Act 2015 in the UK or mandatory consumer law in your country of residence, such as the right to cancel a membership.
Where local law doesn't allow a particular exclusion or limit, it applies only to the extent the law allows, and the rest of this disclaimer still applies.
CasaAlpha Deals is a trading name of Gratia Nova Limited, registered in England and Wales. These terms are governed by the law of England and Wales. If you're a consumer living elsewhere, you also keep the protection of the mandatory laws of your country and can bring a claim in your local courts.
