Before you buy
10 checks before you offer on a below-market home
A low price is only a good deal if there's nothing expensive hiding behind it. Run through these before you make an offer or bid.
1–3: Why it's cheap
Is it repossessed, reduced, needing work, or a court sale? Compare the price with recent sales nearby, not just the asking prices around it. Look at how long it's been for sale.
4–5: Condition
Book a survey or inspection. Get quotes for the big items (roof, damp, electrics, heating) before you offer.
6–7: Legal
Ask a solicitor or lawyer to check the title, any lease, planning permissions and anything that passes to the buyer, such as service charge arrears.
8: Who lives there
Vacant homes are simpler. If it's occupied, find out who and on what terms before committing.
9: Total cost
Add tax, fees, repairs and any currency conversion. Our cost calculator on each listing gives a first estimate.
10: Your exit
