Seller: The court (Tribunale). The sale is run by a court-appointed sale delegate (delegato alla vendita), usually a notary or lawyer. A court custodian (custode giudiziario) looks after the home.

Contact and viewings: The custodian arranges viewings, free of charge. You book them with the "Prenota visita" button on the official court-sale notice (on the Ministry of Justice portal, PVP).

1Read the official notice and the expert's valuation report (perizia). It lists planning issues, occupants and costs that pass to the buyer.
2Book a viewing through the official court-sale notice. The custodian shows you round.
3Send your offer by the deadline, online or in a sealed envelope as the notice says, with the deposit.
4On the sale day the delegate opens the offers. If several people bid, there's a short auction between them.
5If you win, pay the balance within the time on the notice (up to 120 days). The court's transfer order passes the home to you and clears the mortgages on it.

Deposit, minimum bid and costs

Lowest valid offer: 75% of the starting price (offerta minima).
Deposit (cauzione): usually 10% of your offer. It's returned if you don't win.
You'll need an Italian tax code (codice fiscale). A mortgage is possible with banks that lend on court sales.
Up to 2 years of unpaid condo fees can pass to the buyer.

Many buyers bid through an Italian lawyer (avvocato), who can also bid for you by proxy. General information on how these sales usually work, not legal advice. The official notice sets the rules for this sale.

Money tip

Watch the exchange rate on your deposit

Banks often add 2–4% to the rate when you send the court-sale deposit (cauzione). Compare with the mid-market rate before you pay.
